Engagement-letter red flags
- No named Lead Appraiser. “One of our appraisers” is not a commitment — name and authorization number in writing.
- Appraisal fee that isn't fixed. Time-and-materials appraisals reward slowness. Fix the fee against the defined scope.
- Vague re-check terms. If you miss a practice, what does remediation verification cost and how fast?
- Consulting and appraisal bundled opaquely. Separation keeps the rating credible — and the pricing honest.
